There is no fixed duration for every pest inspection. Time depends on whether the booking is a termite, timber-pest, pre-purchase or targeted pest inspection; the property’s size and construction; safe access to roof voids, subfloors and exterior areas; the findings; and the reporting scope.

What makes an inspection longer
- several buildings, sheds or additions in the agreed scope;
- highset, slab-on-ground or mixed construction;
- restricted roof-void or subfloor access;
- stored goods blocking walls or entry points;
- active evidence that needs careful recording;
- moisture, drainage or timber-risk conditions;
- photographs and a detailed written report.
Preparation can reduce wasted time. Confirm the inspection purpose, unlock agreed areas, clear hatches and perimeter access where practical, and gather earlier reports or treatment records.
Do not rush an inspection simply to meet a generic time estimate. A faster visit is not better if important accessible areas or limitations are not recorded.
Scope matters
A timber-pest inspection is not a building or structural inspection. If the decision also requires building-condition advice, arrange that separate scope with an appropriately qualified provider.
